Here&#8217;s the report on sales through the South Bend Area MLS.<\/p>\n<p>223 sales closed, with a combined total of $22,610,122. That is higher than last month&#8217;s near $16 million in sales, but down from about $30.5 million in December 2007. Here are the final sales prices of all 223 transactions.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"alignnone\" style=\"border: 1px solid black;\" title=\"December 2008 Real Estate Sales in South Bend, Granger and Mishawaka, IN\" src=\"http:\/\/realst8.com\/images\/market\/12-2008.jpg\" alt=\"\" width=\"310\" height=\"252\" \/><\/p>\n<p>The highest price sale was in Granger&#8217;s Covington Shores, where <a href=\"http:\/\/maps.google.com\/maps?f=q&amp;hl=en&amp;geocode=&amp;q=14301+Parkridge+Dr,+Granger,+IN&amp;sll=41.69304,-86.276493&amp;sspn=0.046659,0.077248&amp;ie=UTF8&amp;ll=41.746726,-86.146202&amp;spn=0.186478,0.30899&amp;z=12&amp;iwloc=addr\" target=\"_blank\">14301 Parkridge Drive<\/a> sold for $560,000. The sellers listed it in February for $763,500 and reduced it bit by bit until the sale. 249 days on the market and about a 25% reduction from their original price.<\/p>\n<p>The lowest priced sale was in South Bend, at <a href=\"http:\/\/maps.google.com\/maps?f=q&amp;hl=en&amp;geocode=&amp;q=1345+College+St,+South+Bend,+IN&amp;sll=41.69304,-86.276493&amp;sspn=0.046659,0.077248&amp;g=1345+college+ave+south+bend+in&amp;ie=UTF8&amp;ll=41.69304,-86.276493&amp;spn=0.046659,0.077248&amp;z=14&amp;iwloc=addr\" target=\"_blank\">1345 College<\/a>. It sold for $3,000 after 77 days on the market. Since it was listed for $6,000, the sellers got 50% of their asking price.<\/p>\n<p>Condo-wise, things continue to be extremely slow. One condo sold, in the <a title=\"Notre Dame condos\" href=\"http:\/\/notredamepads.com\/north-shore-club\/\" target=\"_blank\">North Shore Club<\/a>. It was a 1,000 square foot model with 1 bedroom and 1 bath. The sellers listed it in January for $89,900 and it went for $76,000. That means it sold at a loss for the sellers who seem to have paid $82,000 for it in 2005.<\/p>\n<p>And, a New Year&#8217;s gift to all you stats fiends, sales volume from the South Bend MLS by month, 2002-2008.
