Existing units were being rehabbed and flipped, new projects were planned and high-rise buildings were envisioned. The South Bend Tribune reported <a href=\"http:\/\/www.southbendtribune.com\/apps\/pbcs.dll\/article?AID=\/20070318\/News01\/703180352\/0\/BIZ\" target=\"_blank\">more than $200 million dollars in projects were planned<\/a>. After the season, how does it look?<\/p>\n<ul>\n<li> GameDay is long gone and the city has an understanding with a hotel developer that they can build on its former site.<\/li>\n<li>Colfax Place, Notre Dame Avenue Townhomes, and Stadium Village have shown little or no progress.<\/li>\n<li>Eddy Street Commons is years away from bringing anything to the market.<\/li>\n<li>Oak Hill has 6 condos available through Realtors and a few more For Sale By Owner. That matches the total number that sold this year through the mls.<\/li>\n<li>Stadium Club&#8217;s mix of apartments and condos has not been accepted by the condo buying community.<\/li>\n<li>Waterford Village, despite an excellent marketing campaign, has yet to sell all of it&#8217;s units.<\/li>\n<li>Irish Crossings are steadily building and selling at the top of the market.<\/li>\n<li>Wexford Place and the North Douglas Condos are complete or have some completed units, and both have decent sales trajectories.<\/li>\n<\/ul>\n<p>When I look at the volume of closed sales this year for all condos \/ townhomes within 2.5 miles of the stadium, I can see about $14.5 million in sales spread across about 73 transactions. While this is a far cry from the earlier optimism, it is a healthy amount for the South Bend Area. In fact, the entire sales volume for all residential property in that same 2.5 mile radius is just about $80 million this year, so those condos account for about 18% of sales by volume.<\/p>\n<p>Of the new construction:<\/p>\n<ul>\n<li>Irish Crossings appears to have sold 12 units for just over 4 million.<\/li>\n<li>North Douglas reports selling 11 units. An educated guess puts sales there at about 1.5 million.<\/li>\n<li> Wexford place appears to have sold 5 units for about 1.5 million.<\/li>\n<\/ul>\n<p>Of the existing condos \/ townhomes, I count the following number of sales this year:<\/p>\n<ul>\n<li> Dublin Village, 16<\/li>\n<li>North Shore Club, 10<\/li>\n<li>Oak Hill, 8<\/li>\n<li>Woodbridge, 5<\/li>\n<li>New London Lake, 3<\/li>\n<li>River Point, 2<\/li>\n<li>Jamison, 1<\/li>\n<\/ul>\n<p>More <a href=\"http:\/\/www.michianarealestateguide.com\/condos\/request-2007-sales-data\/\" title=\"Notre Dame Condos - 2007 Sales\" target=\"_blank\">detailed sales information<\/a> and <a href=\"http:\/\/www.michianarealestateguide.com\/condos\/\" title=\"South Bend - Notre Dame Condo Profiles\" target=\"_blank\">condo profiles<\/a> are available at the Michiana Real Estate Guide.<\/p>\n<p>If I missed any projects, or got something wrong, please let me and the readers know in the comments.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>In Spring, Notre Dame condos and townhomes seemed ready to swamp South Bend.
