Erskine Manor is a south side neighborhood with a single entrance and variety of housing options, all expensive. The mix consists of stately single family homes, large townhouses and an historic mansion reinvented as a condo building. The townhouse interiors vary, but from the outside they have a set look.<\/p>\n

Erskine manor townhouses have covered entrances, though owners would most often enter through the attached garage, which opens to the kitchen. I entered the townhouse at <\/a>which has been for sale since May of 2005 and found it in need of cleaning \/ staging, but attractive. With its secluded location and deck overlooking a treed common area, it feels like a single family home.<\/p>\n

The kitchen has been updated with granite counters, wood floors\/cabinets and stainless appliances.

It is open to the living\/dining area, which is carpeted and features a fireplace flanked by built-in bookcases.

The far wall conists of of four sliding doors that open to a large deck overlooking some treed common space.

The master bedroom has a large bathroom with a walk-in closet and a small laundry. It offers double vanity and walk-in shower but no tub.

The second bedroom has the same wood floors as the kitchen and a sliding door rather than bedroom door. It feels like an office, but has a closet and could be made a bedroom with some decor and a new door. It is near the guest bath, which also has a shower and no tub.<\/p>\n

The best features of the home are its large windows – twelve altogether, and its location in an upscale residential neighborhood. A number of South Bend’s shared wall units are in more commercial areas, and this is a nice alternative for people who choose not to live on a highway or next to a gas station.<\/p>\n

The taxes and fees may be an issue for some buyers. The unit is listed for $194,900, has a monthly fee of $372 and taxes of $4,800 a year. The taxes will decrease if the new owner qualifies for homestead and mortgage exemptions but the monthly cost approaches $800 per month – before the mortgage payment.<\/p>\n

If you are looking for a second home for Notre Dame weekends or an investment to hold and resell for a profit, 1240 Honan is probably not the home for you.
