That is the lowest monthly\u00a0sales volume going back as far as the South Bend MLS provides electronic records, mid 2001. It is also the first time the sales volume has fallen below $10 million.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"alignnone\" src=\"http:\/\/www.realst8.com\/staging\/9756\/images\/market\/jan2010\/LongTerm.jpg\" alt=\"\" width=\"421\" height=\"431\" \/><\/p>\n<h2>\n<p style=\"text-align: center;\">Sales Prices<\/p>\n<\/h2>\n<p>The most expensive sale was <a href=\"http:\/\/bit.ly\/b0xVLe\" target=\"_blank\">51572 Norwich<\/a>, which sold for $400,000. It last sold in 2001 for $375,000.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"alignnone\" src=\"http:\/\/www.realst8.com\/staging\/9756\/images\/market\/jan2010\/51572-norwich.jpg\" alt=\"\" width=\"307\" height=\"240\" \/><\/p>\n<p>Two properties sold for $3,000, the lowest price. One of those, <a href=\"http:\/\/bit.ly\/9NjKj7\" target=\"_blank\">234 Calvert<\/a> sold for $5,000 in 2008 and for $18,000 in 2003<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"alignnone\" src=\"http:\/\/www.realst8.com\/staging\/9756\/images\/market\/jan2010\/234-calvert.jpg\" alt=\"\" width=\"307\" height=\"240\" \/><\/p>\n<p>There were 14 sales under $10,000<br \/>\nThere were 18 sales over $150,000<\/p>\n<p>Here are all 121 sales prices, represented visually on a scatter graph<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"alignnone\" src=\"http:\/\/www.realst8.com\/staging\/9756\/images\/market\/jan2010\/AllPrices.jpg\" alt=\"\" width=\"501\" height=\"520\" \/><\/p>\n<h2 style=\"text-align: center;\">Financing<\/h2>\n<p>Cash accounted for more than half of all sales. \u00a0FHA and conventional loans each accounted for about 20% of the sales. VA loans and other types of financing remain uncommon here.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"alignnone\" src=\"http:\/\/www.realst8.com\/staging\/9756\/images\/market\/jan2010\/Financing.jpg\" alt=\"\" width=\"500\" height=\"438\" \/><\/p>\n<h2 style=\"text-align: center;\">Notre Dame Condos<\/h2>\n<p>No condo or townhouse near Notre Dame sold through the MLS in January. \u00a0Several properties in neighborhoods like Mishawaka&#8217;s <em>The Forest<\/em> and South Bend&#8217;s <em>Somers Square<\/em> sold, but it was a slow month for complexes near Notre Dame. January is commonly slow for Notre Dame homes. In <a href=\"http:\/\/www.realst8.com\/staging\/9756\/market-conditions\/south-bend-real-estate-report-january-2009\/\" target=\"_blank\">January 2009<\/a>, there were two such sales. In <a href=\"http:\/\/www.realst8.com\/staging\/9756\/market-conditions\/status-of-the-south-bend-area-housing-market-january-2008\/\" target=\"_blank\">January 2008<\/a>, there were four.<\/p>\n<h2 style=\"text-align: center;\">New Construction<\/h2>\n<p>I found MLS data for the January sale of two newly built homes.<br \/>\nA Weiss built home in South Bend&#8217;s <em>Royal Oak Estates<\/em>, which sold for $211,225.<br \/>\nA Jeff Moser built home in Granger&#8217;s <em>Stoneybrooke Shores<\/em>, which sold for $328,400<\/p>\n<h2 style=\"text-align: center;\">Have Questions?
