South Bend Area Neighborhood MapLarger cities have official, or at least commonly recognized neighborhood boundaries. Chicago for example, has 77 often mapped neighborhoods. South Bend also has neighborhoods, but there is a lot of confusion about what and where they are.

In an attempt to start a discussion, and create a map of neighborhoods in South Bend, Mishawaka, and Granger, I’ve outlined about 40 places on this Map of South Bend Area Neighborhoods. These are just my understanding of the neighborhoods, so if you live in one and I’ve got it wrong, let me know. There are many, many more neighborhoods as well. If your’s isn’t on there, make a comment, or send me an e-mail, to nick@realst8.com, and I’ll add it. You can look for descriptions to come as well, so feel free to include your thoughts about the neighborhoods in the comments. I’ll try to incorporate them into the descriptions.With a little participation, I hope to tap into the wisdom of crowds to come up with a comprehensive and accurate map of the South Bend Area that’s better than what any group of experts could plot.

  1. Northshore Triangle neighborhood is bordered by Michigan/31, W Angela Blvd and W Northshore Dr/the River.

    The streets inside are Ostemo, Parkovash, Tonti, Marquette, N Lafayette Blvd, Hillcrest and Iroqouis.

If we’re talking about defined neighborhoods, we have downtown, the near-northwest side, Miami Village, etc… It appears more of what you’ve listed lies in the realm of apartments or subdivisions as opposed to defined areas (which some of those obviously are, that’s not what I’m trying to say). These neighborhoods are becoming more known (if you drive down Miami either from Lincolnway or Ireland) you will see a sign stating “Welcome to Miami Village”. Obviously I live in Miami Village, which is why I have any insight into this matter at all.

  3. Thanks Jake. So far I am trying to be inclusive rather than selective in adding any place name someone might use to describe where they live within the South Bend Area. I may have down some subdivisions that aren’t quite their own communities and I’m open to taking things off the map if people have specific suggestions.

    I appreciate anyone’s input and hope to end up with a working, if not authoritative, map of the terms people use to describe where they live within the South Bend Area. Hopefully it will become something that a person unfamiliar to the area could check so when they hear a house is in Miami Village, or their friend lives in the Northshore Triangle, they’ll have some understanding of where they mean.

    I’ve added Miami Village to the map, but am uncertain of its east-west boundaries. Please let me know if I’ve got them down in error.

  4. A recent South Bend Tribune Neighborhood article has Marquette Park (“South Bend’s best kept secret”) being bordered by Portage Avenue, Elwood Avenue, Johnson Street, and W. Hamilton St.

  5. The West Washington neighborhood is bordered, to the north and south, by W. LaSalle and Western Ave; to the west and east by Walnut and William Streets (roughly). At the west end of the map, I would draw the neighborhood boundary south of the City Cemetery (along LaSalle, turning into Colfax).

  6. I’ll help with some of the neighborhoods in the Northwest suburbs where I grew up and live today. Some of these neighborhoods connect to each other, so defining the boundaries will be a little difficult. But I’ll do my best.

    Arbor Pointe – between Portage and Mayflower. Streets are Arbor Pointe Dr. and Amber Valley Dr.

    Northwood Hills – begins across Portage from Arbor Pointe. Connects to Whippoorwill Valley neighborhood on the east side. Streets are Northwood Hills, Hidden Forest, Alpine Ridge, Persimmon, and Hawthorne Meadow. Also Locust Bend Ct. which isn’t on google maps yet.

    Whipporwill Valley – this neighborhood is currently split into two sections that will eventually connect to each other. You have to drive through one of three neighborhoods – Northwoood Hills, Sandy Hill, or Forest Glen to get to the original neighborhood. The streets are Mulholland and the part of Ravenna west of Chateau Ct. The new Whipporwill Valley is Christian Dr. off of Auten Rd. and all the cul-de-sacs that shoot off of it. Eventually Christian Dr. will be connected to Mulholland.

    Forest Glen – The end of Forest Glen is Chateau Ct., where the original Whippoorwill Valley begins. The beginning is Forest Glen Dr. at Lilac Rd. (right on the state line)

    The Sanctuary – I’m not sure if you are going to do Michigan, but this is the neighborhood just north of Forest Glen across the state line.

    Pioneer Heights – This is off of Auten Rd. The main streets are Green Hill, Outer, Mansfield, Wallen, and Kroft. Most of Moyer Dr. is in Whipporwill Valley, but a small part of it is Pioneer Heights.

    Sandybrook – off of Portage. The streets are Sandybrook Dr., Silver Springs Dr., and Shady Hollow Ln.

    Sandy Hill – also off of Portage and connects to both Sandybrook and Whippoorwill Valley. Streets are Sandy Hill Ln., Pine Hollow Ln., and Oak Hollow Ln.

    River Commons – Bordered by the river to the west, Auten Rd. to the north, and Laurel St. to the east.

    Cross Creek – near the intersection of Lilac Rd. and Brick Rd. Streets are Cross Creek, Hunter Run, and Foxfire.

  7. Also, Chapin Park, which for many ND/SM faculty is the most sought-after neighborhood in South Bend. There’s a map at chapinpark.org/map.html.

  8. What defines a “significant” neighborhood? Housing prices? River Park is a beautiful, well maintained neighborhood near IU South Bend, yet it doesn’t get a mention. Perhaps because it’s not in the $100K arena?

    You do. You mention it and we add it. Thanks for reminding me to add River Point. My understanding is that it runs from Logan to Ironwood and from the River to Jefferson. Please let me know if you have any refinements to that definition.

  10. From my assumptions; I would say the neighborhood is really bordered from Miami on the south to Lincolnway on the north. East and west are a little fuzzier. I would venture a guess and say Twyckenham on the east, and Riley High School on the West. I could be very wrong on these, but that’s what I would tend to guess.

  11. Twyckenham Hills is awesome. The schools are pretty good, the houses are reasonable, the crime is extremely low and the neighborhood is well kept. Although the houses average between 1000-2000 square feet with no basements, I’m noticing a LOT of people sticking around because o the safe feel and close proximity to everything Michiana has to offer.

  12. Would you / someone please write a bit about the atmosphere of each neighborhood? What is a profile of people who live there? Something beyond schools/size of houses, please. What is a “cool” place to live.

    I’m curious about profiles of Miami Village, Sunnymeade, and Twyckenham Hills.

Please include the neighborhood north at least to McKinley Avenue and west of Trinity School at Greenlawn (Avenue), with the fine older and well maintained homes on streets like Colfax and LaSalle. Also you missed Harter Heights, the more modest but still desireable and attractive area just south off Angela Blvd east of Michigan (US 933) to Eddy Street. Just outside of the area that is called Harter Heights, Notre Dame has torn down a lot of older, less expensive homes on and just off Notre Dame Avene and has built large new homes for its staff and will add condos, apartments and commercial property along Eddy from Angela and south.

My parents are trying hard to relocate here – they are on a fixed budget and the realtor is showing them houses around 110,000 – more than they should spend – I want them in a safe area, but don’t want them “married” to their house. I am not as familiar with South Bend as I should be, nor Mishawaka. Anyone give me some areas/street names etc that have houses on the market for 75K-95K?
