99 homes were listed for sale in the Greater South Bend – Mishawaka MLS this week. While that is down from last week’s 102, it is well above 2009’s weekly average of 84 new listings per week. It looks like sellers are preparing for the Spring market.

39 sales closed this week. 52 went under contract.

  1. I think people might just be listing out of fear to not be the last one holding a house. Everything is technically for sale right now – businesses, buildings, and land because people want to deleverage (get rid of debt) whether they academically know it or their heart is telling them to do so.

    The cure to this ailment……job creation. During 2005 when the war in Iraq was in its earlier days, someone asked me what I thought the greatest problem was in Irag. He was shocked when I said jobs. Fyi, people join terrorist organizations out of a desire to provide for a family and feel part of an organization. No one can create real jobs with bombs dropping. Our “bombs” in the US would be the fear mongering media and politicians who have no experience running a business or creating jobs.

  2. Nick, I’ll share the details after closing. I don’t want to jinx anything? We did have it priced $10K more than any of the other four listed properties in our subdivision. We’ll end up taking a loss but at least it sold.
