There has been considerable interest in the development of new condos near Notre Dame. The South Bend Tribune even ran a series of articles about the condo boom (links to separate articles) in March. At the time, many developments were announcing they would be ready in the Fall, in time for the Notre Dame school year and football season. Four months later, it seems a good time to check their progress. Below are recent photos of the building sites of major condo projects.

  1. I recently drove by the various developments too since I am interested in buying a unit…just have not decided which yet, but getting close! Colfax Place seems nice but not sure why I would want to live there at those prices. GameDay seems years away. Irish Crossings might be the place for me…I drove by and actually there are FOUR buildings rapidly under construction, not three (I bet the fourth will be totally framed by the end of next week). From what I was told Irish Crossings is selling extremely well hence they can’t build them fast enough right now…I really like the floorplans which are great for entertaining. I might wait for the model in August to sign. Wexford Place will be done-done by the end of July…I like that too. Notre Dame Avenue will probably be nice but surprised no activity except for the rezoning process started for the second phase. North Douglas looks nice but seems that construction on the first building should have been done by now? Stadium Village, still not sure what that is but looks like the foundation was poured for Blue-Gold weekend but then nothing, nada???

The Notre Dame Avenue Town Homes, 6 blocks directly south of Campus, on Notre Dame Avenue, are amidst a tax abatement with the City of South Bend, the scheduled hearing(s) are for July 20th and July 23rd. Construction should begin effective immediately upon receiving the anticipated tax abatement. Plans are completed construction is being bidded out and the plans shall swiftly move through state approval upon receiving the tax abatement. The previous building has been torn down and the concrete poured foundation should begin as early as August 1st. framing to follow shortly thereafter.

  3. Another option for condos would be the Townes at Kamm Island Park within the Ironworks Development. Although they are located in Mishawaka, it is proximal to Notre Dame and will offer a great urban mixed use environment, with parks and the river available for common use.

  4. The South Bend Tribune reported that the rezoning request for the 1.7 acre site, which is apparently is the second phase for Notre Dame Avenue Town Homes, was table and hence has delayed the project for now. The property owner and builder probably are upset about that esp. since their architect stated that the price point was $200 per s.f. which is pretty high for the area.

    Also, the Irish Crossings website now states that 15 units have sold even before a model home is done and that new sales can expect to be completed by Christmas. I guess they are rapidly building over there.

The Five (5) Year Real Estate Property Tax Abatement for the 8 unit town homes on the east side of the 600 block of North Notre Dame Avenue has been past (Monday July 23rd), by the South Bend Common Council, building permits have been sent downstate and ground breaking of the concrete poured basement shall begin no later than the second week of August 2007.

  6. I would be interested in learning more about the Notre Dame Avenue Town Homes, such as floorplans, site plan, and exterior elevations. It would be helpful if Andrew Nemeth could post where such information can be found. Thank you.

  7. I drove by some of the developments near ND. The pace of construction at Irish Crossings is going full tilt with the sixth fourplex building going up and even another foundation or three are staked and under construction too. I think that makes 20 units under construction or nearly done along Burdette and another 8-12 units prep’d and foundation work underway along Willis. The Wexford Place looks nearly totally done and looks like they are just buttoning up the remaining details and looks nice. No activity at Stadium Village on Burdette except for weeds getting several feet high. North Douglas Condos looks to be wrapping up the first building which looks to have at least a few more weeks before being ready to be occupied. The second building foundation at ND Condos that was put in last year still shows no new activity but I suspect that will change by October when people start filling up the first building. The exteriors of Irish Crossings, Wexford Place, and North Douglas Condos all look very nice and show that a professional architect was involved with substantial brink and stone.
