Notre Dame Condos on the Resale Market

There are lots of new condos near Notre Dame, but there are condos on the resale market too. Here is the breakdown for five complexes, as listed in the South Bend mls today:

Clearly the Oak Hill prices are way out of line. I recall a previous thread about Oak Hill being a bubble. This confirms that since it is 2x’s the s.f. price of others. The New London Lake unit is over priced too…and way way dated for that price. We’ll see what sells I guess………..

After following prices at several developments, it does appear that some of those prices are too high. Woodbridge had a spike in asking prices for a year or two (don’t think many actually sold for those prices) when investors were buying them up. Woodbridge prices have deflated close to where they should be now (but will go down a bit more). Oak Hill is still over priced even though prices have declined a bit…they have a long way to go. The River Point townhome is a tad over priced, I’d buy it for $175K which I think is still an aggressive price, $230K is silly. I agree the New London Lake unit is overpriced for a 1970’s condo with what looks like 30+ year old appliances and finishes.

There is just no comparison between 20+ year old condo developments and the new ones.

I guess some of the sellers are looking for an ND fool to over pay. We’ll see I guess.
