Ivy Quad might be the most recently occupied townhouse or condo development near the University of Notre Dame, located just east of campus. The development is pursuing a LEED Certification, making it the first “green” residential housing in South Bend. Its master plan includes a common quad area in the center of the site, supplying the project’s name.
Units are 1,400 to 4,200 square feet, 2-5 bedrooms, and $230,000 to more than $890,000.
Many upgrades are available for premium prices, and many are shown in the model unit photographed below. The photos below were taken early September 2009 and are of the “Ardeen,” which starts at $425,000. The developer reports 4 closings and building 1 (of 10) is complete. They sold outside the MLS so details aren’t yet readily available.

I love the brick and stone work on Ivy Quad, it is the best of the townhome developments so far. It is too bad that it wasn’t cost justified to brick all four sides of the buildings instead of just the fronts and about a quarter of the sides. The floor plans are pretty good for a townhome but the Irish Crossings triplex plans are superior with the wide and spacious square footage on each floor permitting larger bedrooms and a huge entertaining area kitchens along with a side by side two car garage with private driveway versus tandem parking arrangements like in Ivy Quad. Another comparison is Ivy Quad has stacked unit arrangements and is a condominium while Irish Crossings’ residences are not stacked and is a townhome with lot boundaries. And with Eddy Street Commons, buyers certainly have many options to choose from.
Any word on the sales prices that the developer has chosen not to reveal?
Ivy Quad doesn’t yet have key numbers for individual units. Until it does, sales disclosures won’t be on record and available. Reportedly this can take months.
