David Compton, vice president of development for Kite, presented information on the Eddy Street Commons today to area Realtors. Here is what I took away from it.

  1. Normally I would be doubtful of the plans for this project given that similar condo projects have either failed or been in a continual “on hold” pattern. However, since Notre Dame is involved I have a little more faith this will come about. They seem to get what they want and make things happen. Still though, I say I’ll believe it when I see it.

  2. There is a lot that goes into development projects and many things can put one “on hold” for many months…. However, ND is behind this, got their tax advantaged financing (as if they really need that…ND doesn’t pay property taxes on its real estate on-campus). With Kite and ND on it, something will happen, albeit slower than originally anticipated because of the current real estate and financing market.

I agree with the first poster regarding a lot of the announced projects are “on hold.” There were supposed to be 2 or three nice sized projects on ND ave south of SR23 that nothing has been going on. Only one parcel was demo’s and that was many months ago. No real visible progress for Eddy Commons yet either. Also, Stadium Village seems to be a no go too. My guess is banks have tightened up lending standards and that must have taken a big bit out of construction and the available pool of buyers. Seems like most projects are on hold, very slow, or scrapped. Coach Weis’ meltdown season didn’t help either.

  4. Irish Crossings built by Highline Construction are townhomes, not condominiums. Also, the first triplex is currently being framed.
