South Bend Real Estate Report: September 2008

Lots of listings are expiring, six months after Spring contracts were signed. Despite this, there are still 2,733 residential properties for sale in the area’s mls with an asking price just over 408 million dollars.

In September, there were 274 sales, for $30,233,646. Check the scatter graph for the price breakdown.

There were just a handful of condo sales:

  • Two at Irish Crossings, for $415,941 and $350,859
  • Two at The Forest in Mishawaka, each for $170,000
  • Two at Woodbridge, for $97,200 and $81,900
  • One at Somers Square, for $128,000

Nothing has sold in Oak Hill since June despite 8 listings now for sale (after one expired today). They are priced $164,500 to $229,500, clustered around $175,000. Oak Hill sellers, it looks like it’s time to drop your prices.

Overall, sales for the year remain slow compared to years past. However September 2008’s sales volume was about 8% less than September 2007’s (see the comments for a note on an earlier version of this article with a mispublication). Here’s the graph for sales volume since September 2001:

South Bend Real Estate Report: August 2008

This morning there are 2,881 residential properties listed for sale in the South Bend Area MLS. If you want to buy them all it will set you back $426,130,673.

In August, there were 340 closed sales through the mls. The combined total price was $37,333,036. That’s about 12% of listed homes selling in a month, though only about 9% by price. That probably means the lower priced properties are selling best.

Single-family homes

323 sales in August for $33,882,823.
24 sold over $250,000
106 sold for $50,000 or less

Condos / Townhouses

August had 6 sales through the mls, adding up to $1,988,463.
4 were at Irish Crossings.
The others were upgraded units at Woodbridge and the North Shore Club.

It’s worth noting that not everything sells through the mls. That only contains data on properties sold through a realtor. There are for sale by owner and for sale by builder properties that won’t be reflected in the numbers. That said, it’s the most complete data set readily available. You could go to the courthouse and search the sales disclosure forms, but barring that reading our monthly reports and the comments will give you a good sense of the market. Need to know more to make a smart selling or buying decision? Contact us.

All Residential Properties
Early in the morning on August 1st, 2008, there were 2,873 residential properties listed for sale in the South Bend Area MLS with a combined price of $426,809,088
289 sales closed in July 2008 for $35,724,351 in sales volume
About 1 in 10 residential propertes listed for sale sold in July 2008 in the South Bend Area MLS

Single Family Houses
279 sales for $33,054,791 in volume.
The sales were nearly evenly split above and below $100,000
24 houses sold above $250,000

Condos and Townhouses
In July, there were 5 sales for $706,000 in volume reported in the mls.
With 86 condos and townhouses for sale, about 6 % of listed condos/townhouses sold in July.
17 condos or townhouses are currently marked “pending” and with the changing loan standards of the FHA and other lending institutiaons, it is likely some of these won’t close.

total: 273 transactions for $35,014,607 in sales volume
One in ten sold in the overall market. Here’s the breakdown in $50,000 increments.

$0 -  $50,000: 67 sales, 531 for sale, about 1 in 8 sold
$50,001 - $100,000: 64 sales, 817 for sale, about 1 in 13 sold
$100,001 - $150,000: 60 sales, 490 for sale, about 1 in 8 sold
$150,001 - $200,000: 34 sales, 399 for sale, about 1 in 12 sold
$200,001 - $250,000: 17 sales, 195 for sale, about 1 in 11 sold
$250,001 - $300,000: 14 sales, 118 for sale, about 1 in 9 sold
$300,001 - $350,000:  4 sales, 71  for sale, about 1 in 18 sold
$350,001 - $400,000:  6 sales, 59  for sale, about 1 in 10 sold

One Dublin Village townhouse for $210,000
Two Oak Hill condos for $159,900 and $172,000

The developer behind Stonebridge also reports four June sales, at $209,242, $253,365, $254,593, and  $273,447, outside of the mls. That means the South Bend Area condo / townhouse market had 11 sales in June for $2,309,126 in volume.

South Bend Real Estate Report: May 2008

Here’s the May 2008 market report for real estate in the South Bend, Mishawaka, Granger, Notre Dame region.  Check back later this month for more analysis of the Note Dame condo market and specific neighborhoods.

Entire MLS (residential)
Listed today: 2,759 properties / combined list price of $400,671,399
Sold in May: 305 transactions / $33,689,009 in volume
Noteworthy: 367 of the 2,759 active listings are priced above $250,000. That’s just 13% of the total. 24 of May’s 305 sales were priced above $250,000. That’s 8% of the total. The South Bend Area has about a 15 month supply of homes in the $250,000+ price range.

Listed today: 2,573 properties, combined list price of $360,447,680.
Sold in May: 286 transactions, $29,779,834 in volume.
