We published our May sales report on June 1st, but here are the details of the May 2008 sales of South Bend - Mishawaka condos / townhomes. Remove the villas and there were 11 sales. Notably, Townes at Kamm Island reported two sales, indicating it may be possible to sell upscale condos that don’t target the Notre Dame market, and Keenan Court closed its first sale.
7 sales closed on new condos / townhomes:
- Irish Crossings sold 2 units, at $428,462 and $392,958.
- Townes at Kamm Island sold 2 units, at $399,800 and $340,000.
- Wexford Place sold 2 units, at $289,900 and $290,000.
- Keenan Court sold one unit, at $166,325.

Eddy Street Commons recently broke ground, and is getting lots of headlines. Unfortunately it will be years until it looks anything like the press releases describe.
If you like the idea of having a condominium or townhouse near the University of Notre Dame, and don’t want to wait years to do so, there are currently 59 condos within 3 miles of the Golden Dome in the local mls.
They vary from a 1971 built $72,500Â one bedroom at the North Shore Club to a new $381,370 three bedroom at Irish Crossings.

The eighth and final unit at Wexford Place has been marked pending in the local mls. Regular readers will remember that I am skeptical of sales until they are finalized at closing, but I think it’s fair to call Wexford Place “sold out” at this point.
Five of the eight units are sold in the mls, and three are pending. Two of the pending units were marked so in October of 2007, so it may be that someone forgot to mark them sold, they may have not wanted to make the sale prices readily available until the last unit sold, or they may have delayed closings. Here’s the breakdown by unit:
- 1744 Willis St - sold, 7/25/2007 for $305,591
- 1748 Willis St - sold, 8/6/2007 for $298,418
- 1752 Willis St - pending as of 10/23/07
- 1754 Willis St - sold, 7/26/2007 for $318,890
- 1758 Willis St - pending as of 10/23/07
- 1762 Willis St - pending as of 4/25/08
- 1766 Willis St - sold, 8/7/2007 for $293,064
- 1770 Willis St - sold, 8/6/2007 for $304,904
